Frequently Asked Questions for Prospective Guests

Is the property I book on the Internet the one I will get?

We will confirm and assign you to the specific unit requested at the time of booking. However, we are unable to guarantee that specific home or condo 100% of the time. There are many unforeseen circumstances that may render the accommodations unsuitable or unavailable for rent. In this rare situation, you will be contacted immediately and provided with the option of either a full refund or an opportunity to stay in an equivalent accommodation of ours (if available).

What is required to make a reservation?

When you find the property of your choice you can either book the property online or call us at (888) 978-5348. When making your reservation we require a 30% deposit. The remaining balance is processed 30 days prior to check-in.

What is the check-in & check-out time?


Most properties will be available for check-in at 4pm. An early check-in may be possible; some units have an additional fee for a guaranteed early check-in.

Check out time is 11:00 a.m. A late check out may be available if there is not a guest arriving into the rental property.

What is your Cancellation and Refund Policy?


CANCELLATION after confirmation of booking, which includes a Guest's decision not to stay at a rental upon arrival, results in forfeiture of any and all collected money, except the Guest's security deposit and cleaning fee (if applicable) if full payment has been made. The security deposit and pre-paid cleaning fee are not part of the deposit to hold the rental. The security deposit and pre-paid cleaning fee (if applicable) are included in the balance payment, therefore, the total deposit will be forfeited if you cancel after confirmation of booking. Collected money is non-refundable unless the rental unit becomes unfit for habitation as deemed by Owner and/or Escape to Northwest Florida. Under no circumstances shall Guest be able to determine if a rental unit is unfit for habitation. However, after cancellation for any reason, if a portion of the rental time is re-booked at the same rate, a pro-rata refund will be made for those dates re-booked. To protect against cancellations caused by certain unforeseen events, such as illness, we recommend that Guests purchase travel insurance to assure refund of deposits/payments paid.

Once booked, most CHANGES may not be possible, especially shortened stays if the unit has reservations backing up to your existing reservation arrival and/or departure days as any new gaps created would be therefore be unbookable. Acceptance of any CHANGE is subject to approval by Escape to Northwest Florida. We will however do our best to work with you if decide you need to change the dates of your stay without shortening the length of stay. If we can meet your needs while keeping you in the same rental property during the same month you had originally booked then we will do so with no cost or penalty.

How will I receive my confirmation and arrival instructions from Escape to Northwest Florida?

All confirmation and arrival instructions will be sent via email. To make certain you receive these emails, please adjust your spam filter to add the domain to your list of accepted email addresses. You will receive a reservation confirmation including directions and arrival instructions via email within minutes of making your reservation. How many people are allowed to stay in each home?

The maximum occupancy for each property is established by the individual homeowner and will be listed in the unit description section on the website or will be provided by your Vacation Planner if booking over the phone with us. Please adhere to this policy for the individual property you select to avoid the possibility of an eviction with all rent payments forfeited.

Is there a fully equipped kitchen in all vacation rentals?

Yes, every 1-bedroom and larger condo has a fully equipped kitchen including:

Refrigerator, stove/oven, microwave, dishwasher, blender, coffee maker, toaster, pots & pans, dishes, glasses, silverware and cooking utensils, iron and ironing board, vacuum cleaner, broom, and dust pan.

Escape to Northwest Florida studio units do not have a stove or oven, just small convenience kitchenettes with a microwave.

Are linens and towels provided?

Yes, there are linens and towels provided in each vacation rental. All bedding is provided and towels are supplied. Beach towels are not included so we recommend that you bring your own from home.

Are the vacation condos cleaned daily?

No, the vacation home is cleaned before your arrival and after your departure. You can request Daily Housekeeping or a Mid-stay Clean at an additional charge. A Mid-stay Clean includes: changing linens and towels, cleaning all bathrooms, kitchen area, vacuum and dusting, sweeping and mopping and refreshing your starter paper products.

Are the properties Non-Smoking?

Yes, all of our properties are strictly Non-Smoking.

Are security deposits required?

Yes. A $45 non-refundable Security Deposit will cover you and your guests up to $3000 in unintentional damages.

How should I leave the property?

Although a housekeeping attendant comes before you arrive and after you leave to ensure the property is clean, you are responsible for leaving the property in the condition you received it in. You are renting some one's home and you should leave it the way you would want your own left. Excess cleaning, if needed, will be held from your security deposit.

Is there a charge for extra keys?


For some of our properties, you will be given a set of hard keys that you will assume responsibility for. We are available 24 hours a day on our emergency extension should you get locked out of your property. A re-key charge of $25 per key will be collected for any lost or un-returned keys.

What about grilling?

Most homes have grills (check descriptions). Tenants are responsible for charcoal or gas if needed.

What about house parties or noise complaints?

Rental Guest understands that we will accept families, married couples and responsible adults. You certify that you have read carefully the limitations placed on the number of persons permitted to occupy the premises, and agree to abide by such limitations: if not, you will be asked to leave with no refund. Any noise complaints will be dealt with on an individual basis.

Any use of the rental property for a purpose other than residential use for a family vacation must be approved by Escape to Northwest Florida. A request must be submitted before arrival for use for any event such as weddings, receptions, family reunions or other large gatherings. If the event is approved, the Guest may be required to pay an additional deposit. Escape to Northwest Florida reserves the right to cancel your rental reservation and occupancy of rental with no refund if Guest misrepresents an event.

Are pets allowed?

For the majority of our rental properties, pets of any kind are strictly forbidden. However there are properties that are designated as "pet friendly". A maximum of two trained, mature pets (not to exceed 25lbs. each) are permitted in pet friendly properties. A $200 non-refundable fee is required for pet stays and additional deposits may be required. Pet owners will be financially responsible for any damages and/or extra cleaning. Having a pet in a property that does not allow pets is grounds for immediate eviction without refund.
