Our Four Basic Property Management Models

1) Traditional Property Management Model

Escape to Northwest Florida's All Inclusive Management Model is created to provide owners with a turn key operation handling all aspects of Sales and Marketing, Guest Relations, Accounting, Housekeeping, and Maintenance. This program does incentivize homeowners who choose to supplement our marketing efforts by listing on sites such as VRBO, Flip Key, etc. with a lower management fee for those reservations. We believe that this model, managed with the expertise offered by Escape to Northwest Florida, will become the preferred choice for most owners. We use a variety of pro-active marketing strategies to help homeowners maximize their return while also providing essential care that protects their investment.

2) Sales and Marketing Model

Our Sales and Marketing only model is designed to accommodate homeowners who have existing relationships with trustworthy service providers that give them peace of mind. This model allows the Owner to affiliate with the Escape to Northwest Florida brand and take advantage of our website, social media efforts, print campaigns, e-blasts and other professional marketing mediums used to drive guest demand while also giving them the flexibility to personally arrange for the care of their property. This is a great model for homeowners who have self managed in the past and are now interested in more of a blended scenario. All of our models, including the All Inclusive, give homeowners the ability to drive booking on their own through independent mediums for a reduced management fee on those reservations.

3) Service Only Model

Our Service Model is designed for homeowners who would like to continue to utilize sites like VRBO, Flipkey, and other similar booking platforms independently. Some homeowners choose this model because they like to personally interact with those staying in their home while others may choose it in order to retain a greater percentage of revenue on all reservations. This model does not require brand affiliation, but it is available for homeowners who would like to take advantage of it. We handle the coordination of all services for the property while the homeowner handles all guest interactions. We provide homeowners on this model a secure log in that allows them to book all reservations direct into our system. In addition, we have the ability to run guest credit cards should the owner desire this service.

4) On-Call Model

Our On Call Model is exactly what it says! We are on call for any services the Owner might need when it comes to their investment in Northwest Florida. We can meet vendors, ship items that might get left behind, provide basic preparations for hurricanes and freezing temperatures, etc. In addition, we will inspect the Owner's property once a month and provide a detailed checklist of our findings. This model is perfect for second homeowners that don't rent and homeowners that are self managing their property in the purest sense. We can be their eyes and ears on the ground in Florida.
