Terms and Conditions
Check-in time begins at 4:00 pm (CST). Due to our high quality standards and the spike in business levels on holiday and peak season weekends; the rental property may not always be ready for occupancy at 4:00 pm. We ask for your patience in a situation where access to your unit is delayed due to necessary cleaning or maintenance work. No refunds or discounts will be offered for a late check-in.
Check out time is 10:00 am (CST). Late check-outs require special arrangements and may be available if the accommodations do not have guests arriving on the day of your departure.
3) Reservation Deposit
At the time of booking a credit card advance payment will be required to confirm your stay with us. The advance payment is equivalent to 50% of your total stay value plus a reservation processing fee. ADVANCE RENT PAYMENT IS FULLY REFUNDABLE (MINUS YOUR PROCESSING FEE) UNTIL 45 DAYS PRIOR TO YOUR ARRIVAL. IF YOU ARE WITHIN THE 45 DAY WINDOW, A REFUND STILL MAY BE AVAILABLE TO YOU IF THE PROPERTY IS ABLE TO BE REBOOKED FOR THE SAME DATES.
4) Payment in Full
Final payment or payment in full will be required 45 days prior to your arrival and is non-refundable.
5) Processing Fee
A non-refundable reservation processing fee will be charged to all reservations at the time of booking. The amount of the fee varies by the size of the property booked.
6) Cleaning Fee
The cleaning fee will vary by unit size and is associated with the cost of cleaning the rental property on departure. You will see this fee itemized out on your statement...separate from the room rate.
Please contact us as soon as possible in the event you must cancel or shorten your stay with us. Our cancelation window is 45 days prior to your arrival. If you cancel outside of this window, we will refund your deposit minus the processing fee.
We will do our best to work with you if decide you need to change the dates of your stay without shortening the length of stay. If we can meet your needs while keeping you in the same rental property during the same month you had originally booked then we will do so with no cost or penalty.
8) Guest Damage Waiver
A Guest Damage Waiver in the amount of $35.00 will be collected on each reservation. This non-refundable damage waiver fee does NOT cover intentional damage, theft or breach of policies. The damage wavier is limited to a maximum of $3,000.00 unintentional and/or accidental damage per stay. This Guest Damage Waiver covers unintentional damages to the rental unit interior that occur during your stay, provided they are disclosed to management prior to check-out. Any damages that exceed $3,000.00 will be charged to the credit card on file.
9) Accommodation Assignment
We understand that reservation holders want the peace of mind that they will stay in the specific unit(s) they have selected at the time of booking. We will confirm and assign you to the specific unit requested yet we will be unable to guarantee that you will end up in at that property. There are many unforeseen circumstances that may render the accommodations unsuitable or unavailable for rent. In this rare situation, you will be provided with the option of either a full refund or an opportunity to stay in an equivalent accommodation (if available). We will always inform you of any changes to your reservation assignment as soon as we have properly assessed the situation.
For the majority of our rental properties, pets of any kind are strictly forbidden. However there are properties that are designated as "pet friendly". A maximum of two trained, mature pets (not to exceed 25 lbs. each) are permitted in pet friendly properties. A $200 non-refundable fee is required for pet stays and additional deposits may be required. Pet owners will be financially responsible for any damages and/or extra cleaning. Having a pet in a property that does not allow pets is grounds for immediate eviction without refund.
11) No Smoking
Smoking is not permitted in any Escape Vacation Rental properties. Violations are subject to an additional charge of $500 plus the expense of any necessary cleaning. Violations may also results in immediate eviction and forfeiture of rent.
12) Beach and Pool Towels
Please bring beach and/or pool towels as we do not permit bath towels or linens to be taken from the unit.
Your vacation accommodations will be cleaned and inspected to quality standards prior to your arrival. Daily maid service or mid-stay cleans on the dates of your choice are available to you for an extra cost depending on the frequency, and size of the property. This service will be offered at the time of booking; however you can add this on at any time before or during your stay. Your accommodations will also be provided with all of the necessary kitchen and bathroom toiletries/amenities. Fresh bed linens and bathroom towel sets are all provided as well. These items will not be replenished during your stay unless you have signed up for a mid-stay clean.
During your stay we request that you promptly report any maintenance issues to Escape Vacation Rentals. Our staff will respond to your needs as soon as possible.
15) Damage Policy
Guests are responsible for the property, its contents, and themselves during occupancy. Guests must lock windows and doors securely when not in the premises. Rearranging the furniture or removing any items from the unit is prohibited. After Check-Out, we will inspect the unit for damage, missing items, and abnormally dirty appearance. If we determine that damage is present, items are missing, or the unit is abnormally dirty, we will repair the damage, replace the missing items, and/or perform a deep clean of the unit at renter's expense. Renter authorizes us to charge the credit card on file under such circumstances.
16) Key Policy
Hard keys and pool tags (when applicable) will be presented at check-in and must be returned at check-out. Details on these exact locations will be provided to you. There will be a charge of $25.00 for each key and/or pool tag not returned at check-out.
17) Age Restriction
Our properties will NOT be rented to vacationing students or young adults (under 25) unaccompanied by a responsible parent or guardian. A PARENT MUST BE STAYING IN THE UNIT AT ALL TIMES. OUR RENTAL UNITS ARE MONITORED FOR VIOLATION OF THIS POLICY. ALL VIOLATORS WILL BE EVICTED WITH ALL RENTAL PAYMENTS BEING FORFEITED AND ADDITIONAL CHARGES WILL BE APPLIED! RESERVATIONS MADE UNDER FALSE PRETENSES ARE NULL AND VOID AND CHECK-IN WILL NOT BE ALLOWED. This policy includes reservations made by parents who do not check in, and/or who leave overnight during the length of the stay. NO EXCEPTIONS!
18) Hurricanes/Severe Weather
Should a hurricane or tropical storm threaten our area, we will receive evacuation instructions from our local governing officials and pass those instructions onto you. If a "mandatory evacuation" order is given for this area resulting in an early departure or a complete vacation cancelation, we will refund all monies collected for the unused portion of your stay.
19) Security of Personal Property
Escape Vacation Rentals assumes no responsibility for any acts of theft or vandalism, or other damages to any personal property. This includes personal items left behind in the accommodation at departure. However we will put forth every effort to recover such items for you at your request.
20) No Subletting
The rental property may not be sublet. Your reservation is not transferable to any other party.
No Boats, RV's or trailers are allowed on the premises unless otherwise noted in the property description.
22) Good Neighbor Policy
Many of our rental properties are located in mix-use neighborhoods that include both short-term guests and year round residents. Please be sure to observe all rules and regulations, which are provided for each property. All guests, as well as owners, are required to conform to all rules and regulations of the properties.
Violators are subject to eviction.
a. Please abide by all noise, traffic, and refuse rules. Please also respect the rights and space of nearby homeowners and other rental guests.
b. Parking is allowed in your designated area ONLY. Some properties allow only two (2) vehicles, no boats, watercraft or RV's. Specific properties do have vehicle registrations. Please inquire about allowed parking for your accommodations, especially if you are taking a multi-family vacation, traveling with leisure craft or will be parking more than two vehicles at your vacation residence at any time during your stay.
• Failure to adhere to rules and regulations for the property can result in immediate eviction without refund.
23) Property Rules and Regulations
Please remember that you are staying in someone`s home during your vacation. Please treat it with care as if it were your own. Please observe all rules and regulations governing the use of the property you are occupying. These rules apply to both owners and guests, and failure to comply can result in eviction.
